Calculate your maximum mortgage

How much could you borrow for a home? Enter your income, property details and any loans to estimate your maximum mortgage. You can calculate and download a PDF without providing contact details.

Calculate your maximum mortgage

This estimate assumes a new 30-year annuity mortgage. Until 1 January 2027, you can see results using both the 2026 and 2027 lending standards; from then on, only 2027.

Your maximum mortgage is not the same as your purchase budget. See the example of your own funds and purchase costs.

NHG · 10-year fixed rateRetrieving interest rate…

How do we determine the calculation rate?

We use the average of the three lowest rates from different lenders for an annuity mortgage with NHG and a 10-year fixed rate. For the calculation, we round this average down to two decimal places.

Retrieving the current interest rate…

Source: hypotheek-rentetarieven.nl, NHG, 10-year fixed. Backup source: rente.nl. The backup source is used only if the primary source is unusable and the correct NHG rates can be verified. For each lender, we check the NHG column for an annuity mortgage; product conditions and discounts may apply. The last successfully retrieved rate can be used while the source is refreshed. The retrieval date remains visible. A daily task retrieves rates at 09:00 Dutch time. A later retrieval may refresh the stored data. A retrieved rate is used for no more than 48 hours; source information older than seven days is not used. The average is a calculation assumption, not an interest rate offer.

Applying jointly or have different income circumstances?

By default, the calculation assumes a single applicant who has not reached state pension age and will not retire within ten years. Change the options above if your circumstances differ.

Use your sustainable gross annual income, including holiday pay and a fixed year-end payment. If you receive the Dutch state pension (AOW), use your sustainable gross pension income including AOW. Variable income and self-employment require a personal assessment. Read the guide to a mortgage with a temporary contract or mortgage with self-employment income before entering your qualifying income.

Calculate your gross annual income

This helper is for income from employment. You choose whether to use the result. For pension or self-employed income, use the existing annual income field.

Use your monthly salary before tax, excluding holiday allowance and extra payments. Pay every four weeks is not monthly pay: use your gross annual salary instead, or ask RFD for help.

We add 8% to twelve monthly salaries by default. Adjust this to match your employment terms. If your monthly amount already includes holiday allowance, enter 0% here.

Which additional income do you receive?

A payment that depends on company profits or performance does not automatically count towards a mortgage. Do not include it here; RFD can assess which variable income can be used.

How do we calculate this estimate?

The official mortgage payment ratios determine how much of your combined qualifying income is available for mortgage payments. We use the income band at or below your qualifying income and the interest band containing the calculation rate. The monthly allowance is converted into a 30-year annuity; any applicable single-applicant and energy rating allowances are added. Loans and student loan payments reduce the monthly allowance. Spousal maintenance paid is deducted from your gross annual income.

A known property value limits the estimate. The standard NHG limit is €470,000 in 2026 and €500,000 in 2027, excluding extra borrowing for energy-saving measures. Above that limit, we show the calculated estimate with a warning; the NHG calculation rate remains an assumption. Before state pension age, we use the non-AOW tables; for two applicants with different AOW status, the higher qualifying income determines the table. Retirement within ten years requires an additional pension income assessment that this tool does not perform.

Questions about your maximum mortgage

What is the difference between my maximum mortgage and my purchase budget?

Your income, financial commitments, interest rate and property value limit your mortgage. Your purchase budget also depends on your own funds and costs you must pay separately. Allow for purchase costs, furnishings and a financial buffer. Read the example of using your own funds for your first home.

Which student loan amount should I enter?

Use your normal DUO instalment for interest and repayment, rather than automatically using a temporarily reduced income-based payment or €0 during a repayment holiday. Your DUO statement and the terms of your application determine which payment must be assessed. RFD checks this personally; read the guide to a mortgage with a student loan.

Can I use income from a temporary contract or self-employment?

This tool does not assess your employment contract or self-employment records. Your sustainable income must first be established correctly. Read about a mortgage with a temporary contract or mortgage with self-employment income. Complex circumstances require a personal assessment.

Is the result a mortgage offer or approval to make an offer on a home?

No. This is an indication based on the information and assumptions shown on this page, not a mortgage offer or acceptance. The lender assesses your application. You can save the calculation as a PDF and bring it to a free introductory meeting. Discuss your options and suitable contractual conditions before making commitments.

What information do I need to calculate my mortgage?

Start with your gross annual income and, if applying together, your partner's income. Then enter the property details and any loans or other financial commitments. If the property value is unknown, that limit cannot yet be checked. RFD also assesses the evidence supporting your information when reviewing your personal options.

Can I calculate my maximum mortgage without leaving contact details?

Yes. You can calculate an estimate and download a PDF without entering your name, phone number or email address. After the calculation, you decide whether to receive the PDF by email, book an appointment or give RFD permission to contact you.
